Homes are less affordable than historical norms in 570 of 583 counties

The national median price dipped to $368,000 from $375,000, but the 30-year fixed rate was 7.3% at the end of the third quarter. Buying the median home took $90,191 in income, compared with an average wage of $79,534. Why it matters for operators: Lower prices did not make homes more affordable. Check whether local buyers can afford your target resale price at today's rates.

Treasury proposes limits on single-family home purchases by owners of 350+ homes

Under proposed ROAD to Housing Act rules, investors that control at least 350 single-family homes generally could not buy more starting Jan. 7, 2027. Build-to-rent and renovate-to-rent programs are exceptions. Comments are due 30 days after Federal Register publication. Why it matters for operators: Most small operators fall below the threshold, but it could change who bids on distressed homes. Renovate-to-rent operators should read the open standards.

The National Association of Home Builders (NAHB) index fell three points to 29 in October, the lowest since June 2012. Builders cited loan, material, diesel and labor costs. 43% cut prices, the most since 2020.
