Start flip funding with cash vs loan, nudge hold time in small steps, and import property-manager rent into rental underwrite.
- Import rent received and vacancy days from a property-manager export or by hand, review the proposed rent and vacancy, then apply them to the rental underwrite.
- On the flip wizard’s holding step, choose all-cash or a loan first — picking a loan type fills in editable default rates and points.
- Adjust hold time with ±1 and ±7 day buttons so small slips are easy to set, while the slider still covers a wide range.
- After setup, the optional Security tip has one Remind me later action.
2.26.2 — 2026-09-29
Clearer project layouts, a polished look, and deal numbers that stay saved and consistent — including hard-money loan points and interest.
- Project pages put the property header above Deal inputs, and renovation line items live on the Budget tab.
- Deal inputs are arranged so the fields you use first are easier to find.
- Dark mode stays readable on project cards, Sentinel, and Exit Planner.
- Hard-money flip loan points and monthly loan interest stay saved when you leave the wizard.
- The create-wizard summary now matches the saved project — net profit, ROI, investment, and the 70% rule.
- Exit Planner leftover at your list price matches the deal’s net.
- All-cash rental analyses no longer add a loan automatically.
2.26.1 — 2026-09-22
Clearer trial signup and billing, a smoother first-run tour, and a sharper mobile sign-in look.
- New accounts more reliably start their complimentary Pro trial.
- During your free trial you can subscribe to Pro without being pushed to Starter.
- If you subscribe during your free trial, Billing shows that you are subscribed, when the trial ends, and when the first charge happens.
- The first-run tour focuses on the screens you use for Quick Flip and Rental Hold projects.
- The last step of the first-run tour makes it clear how to finish or keep going into deal analysis.
- Sign-in shows the ProfitGuard lockup more reliably and uses the space above the form without forcing scroll.
- Sign-in and splash graphics load faster.
- Billing and the trial banner no longer show internal codes (for example grant reason strings).
2.26.0 — 2026-09-08
Plan your exit and funding with clearer checklists, Trends market speed, and an optional Security tip after onboarding.
- In Exit Planner, compare a lower list price vs keeping the house longer — plus a heads-up when the note is close to due.
- Compare two Funding stacks on a flip to see which financing path keeps more leftover — tips explain leftover vs after-tax take-home.
- Offer-ready checklist on the flip calculator — see what’s still missing before you write an offer (collapsible).
- Add inspection findings so they show up as rehab budget line items.
- Starting capital is clearer on the flip wizard’s holding/funding step.
- Trends → Market speed shows how fast homes are selling (days on market) by state — heatmap on web, clear state list on mobile.
- After onboarding, an optional Security tip can help you strengthen sign-in (authenticator, etc.). Dismiss anytime — it is not a hard block.
2.25.0 — 2026-09-04
Mobile Schedule Gantt, Scout lead → analyze, and clearer Scout lead quality filters.
- Open a project's Schedule to see a read-only Gantt with categories, task links, and week/month/fit scale. Fit date ticks are clearer on phone and tablet. Full edit is available on the web app.
- On a Scout lead, tap Analyze this deal to open the analysis wizard with the property filled in.
- If you created your account with an email code and never chose a password, Settings can set one now so you can sign in with email and password — a backup if you lose access to email.
2.24.0 — 2026-08-28
Unlock the iPhone app with Face ID so only you can see your deals when you come back.
- Turn on Face ID (or Touch ID) in Settings so ProfitGuard stays locked when you switch apps. It does not replace sign-in or two-factor authentication.
2.23.1 — 2026-08-20
Mobile Exit Planner now compares flip vs rent vs BRRRR like the web app, and S-corp salary % is editable on the project calculator.
- On your phone or iPad, Exit Planner now shows flip vs rent vs BRRRR as cards — two across on iPad. Rent estimates list the comps. Change LLC to S-corp and set salary % on the project calculator.
- The rental calculator on iPad and iPhone now matches the web app: after-tax cash flow, Compare in Exit Planner, Make BRRRR, cap rate, cash-on-cash, and the rent waterfall.
- The flip calculator on iPhone and iPad now shows the same profit waterfall as the web app — purchase through after-tax net, plus Exit Planner.
- Project cards on your phone now use the name you gave the deal, and list ROI with after-tax profit. We use after-tax everywhere instead of mixing post-tax.
2.23.0 — 2026-08-20
Smarter Deal Scout — skip empty lots, search by city, and filter flagged leads by why they might sell
- Search Deal Scout by city, and filter your flagged list by why it might be a deal — Might sell, Looks cheap, Under pressure, or Room to deal.
- Tap SE Tax to see how an S-corp can reduce self-employment tax. Edit your business entity and profile in Settings → Edit profile.
- Analyze this deal now walks you through New Project so you pick a strategy and comps before the deal is saved.
- Tap the info icon next to SE Tax to see what self-employment tax means.
- Download my data saves a JSON backup before you delete.
- Delete your account in Settings. We wait before anything is removed so you can export reports or cancel. You can undo the request during that hold.
- Each plan on the subscribe screen now lists its name, length, and price, with links to Terms of Use and Privacy Policy.
- Tap the info icon next to ARV, LTV, NOI, and other acronyms for a plain-English definition.
- Deal Scout now groups leads by why they might be a deal, in plain language — not AVM/LTV jargon.
- Save a Sentinel chat when you want to keep it. Chats started from a project stay on that deal. Web and mobile now use the same assistant path.
- See the biggest deal risk on project details. Turn on Profit Sentinel alerts in Settings for a login briefing and a rare push when that risk changes.
- Deal Scout skips vacant lots and incomplete records (missing beds, baths, or square footage), and drops obvious ZIP/state mismatches so your list stays focused on real houses.
